An Introduction into the Adelaide Market
Over the past 6 months we’ve seen a shift in the Adelaide market. Those properties that have been presented, priced and marketed correctly are selling within the first 23 days on the market for premium prices – a great time for selling!
If you are thinking of selling in this current market, I cannot stress enough the importance of introducing a stylist to tweak the presentation of your property. By presenting your home to the highest level, you attract quality buyers who become emotionally engaged. These are the buyers you want.
In the current market, we are seeing a shortage of stock but plenty of buyers who are competing for quality property. Since December last year, we have seen a 7-10% approx increase in property prices and a decrease in days on market, so there is no better time to put your property on the market.
As for the buyers out there, I know it’s tough with rising property prices and a shortage of stock but hang in there. You may have to pay slightly more than you had planned for but this is the reality of the current market. When looking to buy, it is important to consider the following when determining your own opinion as to the worth of the home your looking at.
- Location, location, location- you cant go wrong buying city fringe or in areas where gentrification is taking place
- Character- Anything of character remains timeless
- Is it structurally sound? Get a building inspection
- What improvements do you need to make?
- Consider the rental return
- Ask the agent for recent sales in the area
